What will my settlement costs be?

One very common question buyers ask me after signing a Purchase and Sales Agreement on a house is "What are my settlement costs going to be?".  The Federal Reserve Board offers a Consumer's Guide to Mortgage Settlement Costs which will help you prior to the buying process.  This is a great resource with helpful tips for leveraging these costs (which do add up).  This also includes helpful links and a Settlement Costs Worksheet, which allows you to compare costs by shopping among several lenders and brokers.
